This project involved transforming a single dwelling on a 7,050m² site into six residential lots. To achieve this, we tackled a range of challenges related to environmental overlays and council conditions while balancing the client’s aspirations for a high-end development.
Site Challenges and Overlays
The site was subject to several restrictive overlays, including Bushfire, Koala Habitat, and Flooding Zones. These overlays necessitated close collaboration with the town planner to identify areas that needed protection, zones suitable for development, and sections requiring revegetation to maintain a Koala habitat corridor.
Flooding concerns presented additional challenges, requiring us to raise plot heights without disturbing existing vegetation along the front and rear boundaries. This involved careful coordination with the civil engineer to ensure retaining structures or sloped banks did not infringe upon protected areas. By preserving vegetation and adhering to overlays, we were able to balance ecological sensitivity with practical development needs.
Meeting Council and Client Expectations
Acoustic barrier fencing was required to mitigate noise from the adjacent main road, ensuring the development met council conditions and created a comfortable living environment for future residents.
The client’s vision for an opulent development called for a standout entry design that would elevate the site’s appeal. We achieved this through a feature front fence crafted from high-quality materials, creating a visually striking and cohesive entry statement that resonated with the development’s aesthetic goals.
